Modular Home FAQ's
What is a Modular Home?

A modular home is highly developed building-system method of producing buildings or building components in an efficient and cost effective manner. It is constructed in sectional units and placed together by a builder on your lot for the final finish of your custom built personalized home.

Modular Home building systems sweep a wide spectrum of the housing market from the affordable single-family, multi-family, high-end luxury, duplexes, and even to the commercial building industry.

Simply put, the use of modular construction is common in many different types of residential and commercial construction to yield a cost effective, highly efficient, and highly controlled method for building.

Tell Me About The Modular Construction Process?
Today's modular systems are models of efficiency and quality assurance. The building process begins with the design phase. Custom Building Systems, LLC. uses state of the art Computer Assisted Design (CAD) software to produce customized floor plans, construction drawings, and material requirement lists. Once designed and finalized with you and the contractor, the building process begins. The construction of homes being built in your neighborhood is not all that different from the construction of your modular home. The quality materials and care for detail, and the same building codes and standards are observed. In fact, Custom Building Systems, LLC. takes pride in itself by exceeding many of the coding requirements state and local coding has implemented to the building of your home.

How Long Does The Building Process Take?
Speed and consistent quality are two of the many advantages for choosing modular housing. On the average, a home consisting of two sections will be built in the factory within a couple of weeks. Once the manufacturing process is complete, typically with interior finish right down to carpets and wall finish, the unit must then be transported to your lot and placed on the foundation. Final completion is usually handled by a local builder or general contractor and includes connection of utilities to the home, and a short list of finish work. Normally the home is completed in two or three weeks. To view a slide show of a house being set please click here. Custom Building Systems, LLC. set crew will connect the boxes, erect the roof sections, and make the house weather tight. Connection to utilities and a short list of finish work can be completed by your local contractor, or by The Builder. It is important to remember that site preparation work differs for each property, you should contact your local builder for a more exact schedule for your home. Normally, a modular home is can be completed in a matter of weeks after being set on your lot foundation.

Is a "Modular Home" the same as a "Manufactured Home" or "Mobile Home" and what are the Difference Between them?
No. "Manufactured homes," often referred to as mobile homes or trailers, represent an entirely different type of building system than modular homes and are constructed to a different building standard. This standard, the Federal Construction Safety Standards Act (HUD/CODE), unlike conventional building codes, requires manufactured homes to be constructed on a non-removable steel chassis. Also, “Manufactured homes” “depreciate in value”, while based off environmental factor and location, many “Modular homes” just as Site Built homes “appreciate in value.” Numerous communities in the past have had restrictions on where manufactured homes can be located. Modular and site-built homes on the other hand, are constructed to the same building code required by your state, county and specific locality and therefore are not restricted by building or zoning regulations.

How Can I Tell If a Home Is a Modular Home?
You can't, unless you were there when the home was delivered. Modular homes look like any other home. Today's building technology enables The Builder to create almost any style of home from a simple ranch, built in two boxes, up to extravagant Mountain Chalets built in five, six, eight or more boxes. Modular construction isn't limited to single family homes, either. The Builder can be your source for duplexes, townhouses, motels, dentist offices, and commercial buildings. From inside to out, you will be amazed of your inability to see the difference between a site built home and a modular home, until you look at the overall quality, efficiency, and many times the final cost.

Is A Modular Home Better Than A Site Built Home?
The decision is clear. With a modular home you get efficiency and quality control. Efficiency starts with modern factory assembly line techniques. Your home moves through sectional phases on the main floor, with all the professional building trades represented. Work is never delayed by weather, un-skilled labors, subcontractor no-shows or missing materials. A quality control process provides 100% assurance that your home has been inspected for code compliance and workmanship. They are precision engineered homes for a lifetime of trouble-free structural durability, which will insure a safe and secure trip to your property using high quality materials. For a list of these high quality materials, please click here. In-plant inspectors along with independent inspection agencies inspect the home on behalf of your state and local government.

Also, the key to a good home is always a good foundation. Factory built modular homes start off square in the factory and maintains that dimension throughout the building process. On-site homes many times get-off square and the builder must compensate as they go through the construction. To keep this solid foundation, factory built homes generally utilize 20%-30% more materials in the build of your home to securely maintain the structural integrity during transport to you site location. Once the home reaches the lot and the foundation is level, your new home can be set with assurance that the extra materials, squaring of the home, and quality of the build will give you many year of carefree enjoyment in your new home.
